Land& Planning Manager

Overview

In this role you will support growth by sourcing and securing residential land opportunities and guiding planning strategies. You work closely with the Land Director and cross-functional teams to deliver land acquisitions and planning applications that meet business goals. You will engage with landowners, agents, and authorities to navigate the planning system and resolve constraints. This is a growth-focused position within a North West housebuilder expanding its land pipeline and exploring strategic land. You will help shape where and how the company grows, balancing commercial viability with planning considerations.

Responsibilities

• Identify off-market plots, brownfield sites, and strategic land opportunities for residential development
• Negotiate option, promotion, or unconditional land purchases with landowners and agents
• Prepare viability studies, risk assessments, and cost projections for potential developments
• Coordinate planning and due diligence with planning consultants and authorities to navigate constraints
• Maintain stakeholder relations with tenants, landowners, local communities, and statutory bodies

Key requirements

• Degree in Rural Estate Management, Real Estate, Property Management, or Surveying (or equivalent experience)
• Chartership or progression through RICS or RTPI is common
• Strong commercial negotiation, financial numeracy, and legal contract literacy
• Excellent communication and stakeholder management
• Valid UK driving licence
