Overview

As Commercial Manager, you will oversee cost and contract management for healthcare construction projects from award to close-out. You will work with delivery teams on large-scale hospital schemes, ensuring cost control, risk management, and value delivery. You’ll provide commercial insight, governance, and data-driven reporting to support decision making. Responsibilities

  • Monitor commercial performance using forecasts, KPIs, and dashboards; perform site health checks and escalate risks with recovery actions
  • Assure change control: verify scope, pricing, cost build-up, risk allowances, approvals, and audit trails; assess changes for value for money
  • Plan and implement close-out and rolling final accounts
  • Manage risk by reviewing threats and opportunities and reporting net effects on scheme forecast
  • Endorse and validate NEC4 ECC KPIs, incentive mechanisms, and monthly submissions; challenge unsupported claims
  • Provide clean data (cost, change, risk, carbon, life cycle) to the Data team for benchmarks and analytics
  • Maintain stakeholder relationships with contractors and suppliers; resolve commercial issues via structured engagement
  • Ensure satisfaction of contract and alliance framework conditions; conduct compliance checks and document non-conformances with actions and due dates
  • Implement robust defined cost assurance approaches

Key requirements

  • Proven experience in commercial management within construction of major programmes and projects
  • Strong knowledge of construction contracts (NEC and/or JCT preferred)
