Overview
In this role you support the Property Management lead across a portfolio, helping deliver excellent asset management and client service. You will engage with asset managers, occupiers, and stakeholders to support lease, financial, and service charge processes while contributing to ESG initiatives. The position offers exposure to cross-functional work and opportunities to develop within a Centre of Excellence mindset. You’ll work on varied tasks that impact asset performance, risk, and client satisfaction, in a collaborative on-site context in Greater Manchester.
Responsibilities
- Act as a key contact for Asset Manager for allocated assets and maintain professional communication with clients, occupiers and stakeholders
- Assist in lease-related processes (licence to alter, wayleaves, underletting, assignments) and monitor lease covenants
- Support financial processes including charges, income monitoring, and arrears management with accounts teams
- Assist in service charge budgets, reconciliations, and cash flow forecasts; ensure compliance with RICS guidelines and client KPIs
- Support ESG initiatives and assist in implementing client ESG strategies across the portfolio
- Assist in supplier and facilities management, monitor performance and escalate issues
- Undertake regular property inspections and progress issue resolution
- Support property transitions, onboarding/offboarding, and due diligence with solicitors and third parties
- Develop occupier engagement and customer experience initiatives, gather feedback
- Support major works and site-based projects with internal and external teams
- Maintain Health & Safety compliance awareness across properties
- Assist with insurance renewal and claims administration
- Support vacant property management to ensure regulatory and insurer compliance
- Capture and track fee-earning opportunities
- Support business development and continuous improvement within the team
- Assist with project-based work and legacy property management issues
Key requirements
- Solid experience in property management or a related role
- Good understanding of landlord and tenant matters
- Strong organisational skills and attention to detail
- Commercially aware with proactive problem-solving
- Strong communication skills and relationship-building ability
- Competent IT skills, including property management systems
- Ability to manage multiple tasks and meet deadlines
- Ideally working towards MRICS or recently qualified
