Overview

As a Senior Quantity Surveyor at Vistry South East Midlands, you will lead the commercial and financial management of multiple construction contracts. You will supervise cost control, reporting and contractual governance, ensuring profitability and high service quality. You’ll work with cross-functional teams to identify cost risks and opportunities and support development budgets and cash flow. This role combines leadership with hands-on commercial responsibility in a residential house-building context. You will shape commercial best practice and contribute to sustainable communities.

Responsibilities

  • Lead and coach the commercial team to support growth and development
  • Provide commercial input in project meetings with Land, Technical, Development and Construction teams
  • Review contracts, drawings and programmes to identify risks and cost impacts
  • Manage tendering, procurement, CV1/CV2 approvals, adjudications and policy compliance
  • Negotiate and administer subcontracts, including due diligence and approvals
  • Handle variations, cost recoveries and site instructions with accurate valuation
  • Prepare budgets, cost plans, forecasts and cash flow with risk assessment
  • Produce CVRs, valuations, liability and margin analysis reports
  • Certify subcontractor payments and final accounts in line with contracts
  • Maintain accurate commercial records and reporting systems
  • Monitor subcontractor performance, support dispute resolution and risk mitigation
  • Provide budget and cost information for business planning and statutory reporting
  • Support site close-down activities and post-contract commercial obligations
  • Promote commercial governance and continuous improvement

Key requirements

  • Proven experience as a Senior Quantity Surveyor in a residential house builder
  • HNC / HND in Surveying or equivalent
  • Good understanding of building regulations and legal obligations
  • Knowledge of construction methods and materials
  • Strong mathematical and IT ability
  • Ability to assess and analyse information
  • Good business sense and budget management
  • Progress toward CIOB or RICS membership
