Overview
In this Asset Manager role within the GOES Portfolio Management team, you will steer real estate strategy for Amazon’s fulfillment and logistics sites. You’ll balance operational needs with long-term portfolio optimization, working closely with landlords and internal teams to minimize disruption and enable scalable growth. You will address real estate challenges, lead lease negotiations, and guide ESG initiatives that support the company’s expansion objectives. Your work will impact how Amazon expands operations across regions through smart property solutions.
Responsibilities
- Oversee real estate management of assigned portfolio sites to maximize operations and performance
- Serve as the primary point of contact for real estate escalations to minimize business disruption
- Drive negotiations for landlord consents and lease amendments for alterations and changes
- Develop regional real estate strategies including consent negotiations and risk management
- Support Transaction Managers with data-driven input on renewals, terminations, and strategic initiatives
- Identify opportunities for cost savings and efficiency improvements across the region
- Provide leadership in real estate during disasters or significant operational events
- Manage end-of-term obligations to minimize financial exposure (dilapidations, reinstatement)
- Build and maintain relationships with landlords, developers, and external stakeholders through meetings and site visits
- Offer strategic real estate advice to senior leadership for new concepts and initiatives
- Partner with stakeholders to drive ESG initiatives across the portfolio
- Collaborate with Legal, Finance, Operations, Engineering, and Construction teams on real estate guidance
- Support OPEX analysis and reconcile service charge obligations
- Negotiate OPEX-related service or expense modifications with landlords
- Support audits and portfolio reviews with real estate input
- Provide reporting inputs (monthly/quarterly reviews, budgets) and coordinate with Finance on liabilities and targets
Key requirements
- Bachelor’s degree or equivalent in business, management, real estate, or related field
- Experience in commercial construction
- Experience in commercial property management for a real estate company
- Experience in real estate transactions
- Experience using commercial real estate software platforms and Microsoft Office
