Overview

As a REAM Analyst at Hilton, you support hotel real estate activity across the EMEA region, focusing on long-term asset enhancement and ROI analysis. You will work with Asset Managers and internal teams to inform investment and operational decisions. The role involves underwriting transactions, capex planning, and portfolio reporting to protect and grow long-term value. You will collaborate with cross-functional stakeholders and contribute to Investment Committee materials. This is an opportunity to shape asset performance within a leading hospitality portfolio.

Responsibilities

  • Analyse and underwrite ROI capex projects by testing assumptions, building ROI models, and preparing memos.
  • Provide analytical support for real estate deals, including scenario modelling and investment return analysis.
  • Support Asset Managers with rent reviews, lease negotiations, and related deal activity.
  • Support capex reporting, monitoring, and presenting for senior leadership approval.
  • Coordinate monthly Project Expenditure Report (PER) with input from Operations, Architecture & Design, Accounting/Finance, and others.
  • Track forecast accuracy and highlight major variances for REAM capex oversight and present findings to leadership.
  • Prepare monthly portfolio performance updates with property-level snapshots, KPI metrics, and insights.
  • Support operational asset management initiatives to monitor and improve EBITDA across the portfolio.
  • Draft Investment Committee memos for major projects and assist with strategic Capex planning.
  • Liaise with internal stakeholders on corporate finance, underwriting, legal, tax, and operations, and contribute to process improvements.

Key requirements

  • Strong analytical, financial, communication, and coordination skills.
  • Advanced data analysis, financial modelling, and Excel proficiency.
  • Knowledge of hospitality finance and ability to analyse hotel operating metrics and STR data.
  • Ability to test assumptions, challenge inputs, and prepare clear analyses and written materials.
  • Self-motivated, curious, and effective in a dynamic team environment.
  • Bachelor’s or Master’s degree in hotel administration or business with coursework in finance/economics.
  • Fluency in English (spoken/written).
