Role Purpose

An exciting opportunity has arisen for a Senior Finance Business Partner to join CBRE’s UK and Ireland Property Management finance team. This is a leadership role with full financial accountability for the Property Management service line across the UK and Ireland, reporting directly to the European Finance Director for Property Management.

The post-holder will act as the primary financial advisor to Property Management business leaders and senior stakeholders, leading the full financial cycle from month-end close and management reporting through to forecasting, budgeting, and strategic planning. They will lead and develop a team of Finance Business Partners and a billing function, and drive the commercial insight that enables better business decisions. This is a high-visibility role with regular engagement at MD and Global Finance level. There is also a strong Finance Business Partner to work alongside you in this role with many years of experience in the FM part of the business.

Key Responsibilities

Leadership & Team Management

  • Lead, manage, and develop the Property Management finance team, including Finance Business Partners and the billing function, providing clear direction, performance management, and structured professional development.
  • Set and maintain high standards of financial output across the team, with clear ownership and accountability at every level.
  • Act as the senior finance escalation point for the wider Property Management finance function, resolving complex queries and ensuring timely delivery across all financial cycles.
  • Support the onboarding and development of new team members and contribute to a culture of continuous improvement.

Finance Business Partnering & Stakeholder Engagement

  • Serve as the primary financial advisor to Property Management P&L leaders, Surveying Directors, and senior stakeholders across the UK and Ireland, providing commercial challenge, insight, and strategic financial guidance.
  • Lead monthly P&L review meetings with senior management and fee-earning team leaders, delivering a clear financial narrative and driving accountability for performance.
  • Partner closely with Business Transformation and operational teams on financial performance and cost management.
  • Maintain strong working relationships with Global Finance, UK FP&A, Group Controllership, and external auditors, and act as the first point of contact for all Property Management finance queries.

Financial Reporting & Analysis

  • Own the production and delivery of monthly management reporting for Property Management P&L leaders and senior leadership across the UK and Ireland, covering revenue, costs, margins, headcount, bad debt, and accruals.
  • Produce and present the monthly UK Property Management financial pack for MD review, including revenue analysis, key financial KPIs, and performance commentary.
  • Lead monthly and quarterly revenue and profitability submissions to Global Finance for the UK and Ireland, with full supporting commentary.
  • Deliver ad-hoc financial analysis and commercial reporting for senior stakeholders as required.

Month-End Close & Financial Controls

  • Own the end-to-end month-end close process for UK and Ireland Property Management, ensuring all financial cycles are completed accurately, on time, and in line with internal control requirements.
  • Oversight and approval of all revenue accruals, month-end journals, cost accruals, and revenue reconciliations, with preparation delegated to the Finance Business Partner team.
  • Own the Revenue Recognition position for Property Management, ensuring timely resolution of outstanding items with operational teams and full compliance with SOX controls.
  • Lead the resolution of all internal and external audit queries for the Property Management service line.

Forecasting, Budgeting & Strategic Planning

  • Lead the annual budget and mid-year forecast cycles for UK and Ireland Property Management, including bottom-up revenue, cost, and headcount planning with P&L leaders and operational directors.
  • Own all quarterly rolling forecast submissions to Global Finance, with full variance analysis and commentary.
  • Manage the Property Management Sales Pipeline along with the head of BD, tracking new business opportunities and weighted pipeline against budget.
  • Input into the UK Property Management 5-year plan and Business Plan in conjunction with the Finance Director and Global Property Management Finance.
  • Prepare quarterly resource planning and business activity submissions for Europe.

Client Profitability, Risk & Debt Management

  • Own the Property Management client profitability exercise for EMEA, tracking how top clients drive revenue versus operating margin and presenting findings to senior stakeholders.
  • Prepare and maintain the Financial Risk Register for the Property Management service line, with regular RAG status reporting to the Risk Committee and tracking of red risks and settlements. Lead debt management across Property Management, working closely with the Billing Lead, operational team leaders, and the wider CBRE accounts payable function.
  • Coordinate the UK Property Management Business Plan in conjunction with the Finance Director, covering strategic initiatives, growth pipeline, and performance against the 5-year plan.

Person Specification / Requirements

  • Qualified accountant (ACA, ACCA, or CIMA) with demonstrable post-qualification experience in a commercial finance or finance business partnering role.
  • Experience in real estate, property management, facilities management, or a professional services business strongly preferred.
  • Proven track record of partnering with senior stakeholders and influencing financial decision-making at leadership level.
  • Experience of managing and developing a finance team, with strong people management and coaching skills.
  • Strong technical accounting knowledge including revenue recognition, accruals, financial controls, and month-end close.
  • Advanced Excel skills with solid experience of financial planning and reporting systems; knowledge of TM1 or equivalent FP&A tools is an advantage.
  • Excellent communication skills — able to present complex financial information clearly and confidently to non-finance audiences up to MD level.
  • Self-starter with strong organisational skills and the ability to manage multiple financial cycles simultaneously in a fast-paced environment.
  • Commercial mindset with the ability to translate financial data into clear, actionable business insight.
