Overview
As Senior Quantity Surveyor / Commercial Manager, you will lead the commercial delivery of a £50m refurbishment and conversion project to a luxury 5-star London hotel. You will shape cost control, risk management, and contractual compliance from pre-construction through final account, working closely with design teams and stakeholders. The role sits at the heart of a flagship, design-led scheme in Central London, offering high visibility and strategic influence. You will drive value, manage costs, and ensure client satisfaction on a fast-paced, high-profile development.

Responsibilities
- Lead all commercial aspects from procurement to final account
- Administer main and subcontractor contracts
- Oversee procurement strategy and appoint key subcontractors/suppliers
- Prepare, monitor, and report budgets, forecasts, and cost plans
- Identify, manage, and mitigate commercial risks and opportunities
- Value and certify subcontractor applications and manage payments
- Lead variations, change control, and contractual correspondence
- Produce monthly commercial reports for senior management
- Negotiate final accounts with clients and subcontractors
- Collaborate with project and design teams to ensure cost-effective delivery
- Maintain stakeholder relationships and client satisfaction
Key requirements
- Proven experience as a Senior QS or Commercial Manager on refurbishment / fit-out projects
- Experience delivering high-value schemes (20m+) in commercial or hospitality sectors
- Strong knowledge of construction contracts (JCT preferred)
- Excellent commercial acumen and negotiation skills
- Ability to manage multiple stakeholders in a high-pressure environment
- Degree qualified in Quantity Surveying or a related discipline (or equivalent experience)
