Overview

In this role you will lead the commercial management of NHS modular healthcare projects, controlling costs and managing risk across the site. You will operate independently on site, handling budgets, subcontractor payments, valuations, and final accounts, with regular progress reporting. The role sits within a national modular contractor focused on healthcare within NHS frameworks, delivering projects valued 5–15 million. You will provide commercial advice and manage contractual claims, contributing to project profitability and financial targets. This is an on-site, autonomous position offering exposure to modular healthcare construction and framework-based delivery.

Responsibilities

  • Manage all quantity surveying duties on site, including measurement, valuations, and cost control
  • Work within the NHS framework and modular construction environment
  • Perform risk and value management to optimise project outcomes
  • Prepare and analyse costings for tenders and subcontractor packages
  • Manage subcontractor payments and valuations accurately and timely
  • Oversee cash flow and budget management to ensure financial targets are met
  • Generate detailed monthly project profit and loss reports
  • Submit and negotiate final accounts with clients and subcontractors
  • Provide advice and support on contractual claims and variations

Key requirements

  • Proven experience in a construction-based Quantity Surveyor role
  • Modular construction experience is highly desirable
  • Must be able to manage own sites independently without supervision
  • Strong knowledge of contract administration and commercial management
