Overview

As Materials and Subcontractor Buyer, you will drive procurement for residential projects by sourcing materials and subcontractors. You join the commercial team of a respected Surrey-based property developer focused on high-quality homes. You will tackle large residential schemes, manage supplier relationships, and support cost control and delivery timelines. This role offers impact in shaping supply chain execution for premium residential builds and requires clear collaboration with internal and external stakeholders. You will work in a growth‑minded, quality‑driven environment that values initiative and reliability.

Responsibilities

• procure materials and subcontractor services for large residential schemes
• manage supplier and subcontractor relationships and performance
• ensure timely deliveries and adherence to project schedules
• support cost control, budgeting, and commercial awareness
• collaborate with internal teams to align procurement with project needs
• negotiate terms and conditions with suppliers while maintaining risk controls
• implement procurement processes and track supplier performance
• communicate status and issues clearly to stakeholders

Key requirements

• experience in a similar Materials and Subcontractor Buyer role within Residential
• track record working for a reputable house builder
• excellent procurement experience on large residential schemes
• strong commercial skills and awareness
• good communication skills internally and externally
• team player but able to work with own initiative
• high level of computer literacy
• good longevity with previous employers
• able to commute to Surrey daily
