Project Quantity Surveyor – Super Prime Residential

Overview

As a Project Quantity Surveyor, you own the commercial on a live scheme from post-contract to final account, driving cost control and profitability. You collaborate with site teams and the wider commercial group to ensure alignment with contract terms and project goals. You will manage procurement, variations, and final accounts while identifying risks and opportunities to protect margin. This role offers exposure to a growing contractor with a strong Hertfordshire/Home Counties pipeline and a clear progression path.

Responsibilities

• Take full commercial responsibility for a live project from post-contract to final account
• Prepare monthly cost/value reconciliations (CVRs) and report on profitability
• Manage subcontractor procurement including enquiries, comparisons, and orders
• Value works, price, and process subcontractor payments per contract terms
• Measure, price, and agree variations with client/main contractor
• Prepare and negotiate final accounts with client and subcontractors
• Identify commercial risks and opportunities and escalate as needed to Commercial/Contracts Manager
• Liaise with site management to ensure commercial and operational alignment
• Support the wider commercial team on tender adjudications and cost planning

Key requirements

• Experience as a Project QS, ideally in main contracting / fit-out / groundworks
• Strong knowledge of JCT and/or NEC contracts
• Solid commercial acumen with experience across full project lifecycles
• Confident communicator capable of liaising with clients, subcontractors, and site teams
• Degree in Quantity Surveying (or related discipline) or equivalent experience
• Full UK driving licence
