Overview

In this role, you will join the regional commercial team to support procurement, commercial and contractual activities across Taylor Wimpey projects. You will engage with site staff, subcontractors, suppliers and partners to manage costs, schedules and quality within the company framework. You’ll help ensure project viability, deliver value, and maintain robust financial controls. This is a hands-on position with cross-functional collaboration and a clear impact on project outcomes and company goals.

Responsibilities

  • Schedule and quantify materials and labour
  • Ensure compliance with the TW Commercial Manual and Operating Framework
  • Collaborate with other departments to improve cost effectiveness
  • Oversee specifications, programmes and quality
  • Process applications and payments with Finance
  • Support WIP and cash flow forecasting
  • Monitor, reconcile and recharge shared costs
  • Calculate prime costs and report movements since funding
  • Prepare project budgets for BU approval
  • Maintain development budget in Coins and BoQ
  • Manage RSL valuations and site meetings
  • Monitor and explain cost movements in project valuations
  • Process contractor, subcontractor and consultant orders/payments and variations
  • Review variations on 3rd party projects and obtain approvals
  • Conduct site valuations and CVR processes for monthly finance meetings
  • Prepare cost-to-complete and current budget updates
  • Forecast final accounts and cost-to-complete reporting
  • Adhere to Building Regulations, NHBC and HSE requirements
  • Attend pre-start/pre-tender/specification meetings
  • Input and maintain databases (Coins, Excel)
  • Attend site regularly for commercial functions
  • Perform other duties as required by Senior Commercial Manager

Key requirements

  • Good knowledge of Building Regulations, NHBC and Health and Safety requirements
