Overview
In this role you will oversee the full commercial management of housing projects from inception to handover. You will provide input for land purchases to frame cost considerations, and ensure safety information flows from the Commercial Department. You will monitor build costs, report savings or overspends, and drive value through cost-conscious, efficient project delivery. This position teams with site managers and broader groups to optimise profitability while upholding standards. Responsibilities
- Lead full commercial management of housing projects from concept to completion
- Calculate prime costs (pricing, labour, site work, remediation) and report movements since land purchase
- Maintain and reconcile site infrastructure budgets and phased developments
- Prepare detailed cost budgets and share with Site Manager
- Apply value engineering to improve profit and efficiency
- Maintain and price Schedules of Quantities for prime cost budgets
- Prepare Site Budgets for Business Unit Management approval
- Manage adoption of public works and Housing Association contracts
- Handle Housing Association valuations and on-site meetings
- Manage Closed Contracts provisions and orders
- Assist Customer Services in achieving favorable commercial outcomes for defects
- Ensure surveying team uses consistent processes and documentation
- Price and manage subcontractors for Customer Options system
- Provide cost inputs for land purchase feasibility and site estimates
- Use COINS to present site feasibility and development costs
- Monitor cost movements, apportion prime costs to plots, and produce profit analysis
- Forecast final accounts and report savings/excesses against budget
- Handle procurement and settlements for subcontractors, including variations
- Undertake monthly production valuations and allocate profits to WIP
Key requirements
- Extensive experience in house building industry
- Strong knowledge of Building Regulations, NHBC and Health and Safety requirements
- Industry-related business qualification
- Strong managerial and negotiation skills with internal and external clients
- Working knowledge of contract law
- IT literate with COINS preferred
- Preferably CIOB or RICS member
