Why this role matters
You will lead the delivery of facilities and estate services across our stores, offices and operational locations, ensuring they remain safe, compliant, well maintained and consistently presented. Acting as the bridge between our estate, operational teams and outsourced facilities partners, you will combine visible, hands-on leadership with strategic planning to improve service, manage cost and strengthen estate resilience. You will be instrumental in supporting Metro Bank’s sustainability ambitions and ESOS journey.
What you will do
- Develop a first-hand understanding of estate condition and operational challenges through regular site visits.
- Establish and maintain clear estate standards covering safety, maintenance, appearance, functionality and customer experience.
- Set the facilities budget, track and forecast spend, understand cost drivers and identify opportunities to reduce reactive maintenance expenditure.
- Recommend short- and long-term investment priorities using site condition, asset performance and business needs.
- Analyse maintenance trends and asset data to guide lifecycle investment, asset replacement and estate modernisation.
- Lead large-scale estate improvement programmes and track the benefits delivered.
- Deliver sustainability and ESOS-related initiatives that improve energy efficiency and reduce operating costs.
- Support business continuity and operational resilience planning, escalating emerging risks and recommending practical mitigating actions.
- Use CAFM and operational data to create performance reporting that drives action and informed decision-making.
- Embed a culture of continuous improvement across internal and outsourced teams.
Supplier leadership
- Own strategic relationships with our facilities management partners and hold suppliers to account for contractual obligations, KPIs, SLAs, compliance, value for money and continuous improvement.
- Lead monthly and quarterly service reviews, ensuring robust performance management and improvement plans are in place.
- Challenge supplier performance, operating models and cost structures constructively to deliver better outcomes.
- Complete quality checks on supplier spend and performance, working with Supplier Risk and Risk Assurance to maintain effective vendor controls.
- Partner with Procurement on the full contract lifecycle, including renewal, termination and RFP activity.
What you will need
- Strong operational facilities management experience across a complex, multi-site estate.
- Excellent supplier management capability, with confidence challenging outsourced providers and driving accountability.
- Excellent stakeholder management skills and the ability to influence senior leaders, suppliers and operational teams.
- Strong commercial and analytical capability, including experience developing investment cases and business plans.
- Experience interpreting asset, maintenance and estate performance data and turning insight-into action.
- Proven ability to identify root causes, implement sustainable solutions and present clear recommendations.
- Extensive knowledge of facilities management, building services, estate operations and lifecycle asset management.
- A sound understanding of UK health, safety and statutory compliance requirements.
- Knowledge of energy management, sustainability and ESOS programmes.
- Experience in a regulated environment would be advantageous.
Qualifications
- IWFM Level 4 or above, or equivalent experience.
- NEBOSH General Certificate or an equivalent health and safety qualification.
- Willingness to travel extensively across the estate.
- Desirable: IWFM Level 5 or 6, a project management qualification such as PRINCE2 or APM, and an energy management or sustainability qualification.

- Managing a large retail, banking or customer-facing estate across multiple locations.
- Working successfully within an outsourced facilities management model.
- Delivering estate improvement, lifecycle replacement or capital investment programmes.
- Building and presenting robust business cases for operational and capital expenditure.
- Delivering cost reductions while maintaining or improving service levels.
- Using strong governance and performance frameworks to manage suppliers.
- Delivering sustainability, energy reduction or ESOS initiatives.
- Using site inspections and operational data to influence estate strategy and investment decisions.
