Estimator / Pre-Construction Manager – 70k – 98k plus benefits

Overview

In this role you will lead main contracting tenders for a residential construction specialist, coordinating with commercial, design and operations teams. You will transform bid information into actionable BOQs, perform risk analysis and cost reviews, and shape the tender strategy. You’ll prepare tender letters, contract sums and handover packages for successful bids, while driving value engineering and reducing tender risk. This position offers a clear path to broaden responsibility within a family-owned, agile business that delivers social housing and luxury developments.

Responsibilities

• Check and acknowledge bid documents and amendments
• Abstract information into subcontract and material packages
• Develop full BOQs with rates from subcontract returns or own measures
• Develop risk analysis of provided/non-provided information
• Review costs related to logistics and time frame
• Collaborate with Commercial Manager, Head of Design and Head of Operations
• Complete Form of Tender and tender letter with qualifications and contract sum analysis
• Prepare information packages for handover to construction team and brief post-bid
• Identify scope for value engineering/value creation and tender risk

Key requirements

• Strong commercial awareness
• Experience as a lead estimator with a Main Contractor in similar work
• Highly numerate with fast, accurate BOQ building
• Understanding of cost differences in mixed tenure schemes
• Experience with OJEU projects starting from PQQ
• Knowledge of high-rise residential construction, building regulations, NHBC
• Confident, resourceful, and can-do
