Residential Project Manager – New Build – London

Overview

In this role you will lead a major residential development in North London, working within a respected house-builder. You drive on-site execution, coordinating subcontractors, suppliers and site teams to hit programme, quality and budget targets. You will mentor junior staff, resolve on-site issues, and ensure safety and compliance across the build. This is a high-impact opportunity to shape a large, complex project from start on site to completion. You’ll work closely with cross-functional teams to deliver excellent products on time.

Responsibilities

• Coordinate and supervise subcontractors, material suppliers and utilities to meet programme, quality and cost standards
• Lead and train Assistant/Site Managers and support Site Managers on complex issues
• Ensure adherence to drawings, specifications and company policies; manage information flow and on-site problems
• Plan production targets, scheduling and snagging to achieve high-quality outcomes within budget
• Enforce health and safety procedures in line with company and legal requirements
• Take responsibility for project milestones: start on site, show-home, CML and completion targets
• Provide guidance to the on-site team and liaise with sales to support project delivery

Key requirements

• Minimum 10 years of construction management experience in house-building
• Experience on RC frame developments from start to finish
• Proven oversight of trades, scheduling, material orders, programming, snagging and liaising with sales
• Ability to coach and develop junior team members
• Strong problem-solving and on-site leadership
• Self-motivated, proactive, and able to lead by example
• Ability to plan and organise to meet objectives and deadlines
