Overview

In this senior, hands-on regional leadership role you will lead property management for a flagship high-rise development in South West London, overseeing a team of Senior Property Managers and serving a single developer client. You drive lease, budget, safety, and contract governance while maintaining strong client liaison and reporting. You will shape service delivery for a large-scale residential scheme and contribute to the strategic direction of the portfolio. Responsibilities

  • Manage leaseholder queries and interpret lease obligations
  • Carry out regular site inspections
  • Oversee pre-contract documentation (Sales, LPE, etc.)
  • Prepare and manage multi-schedule service charge budgets and expenditure
  • Review year-end accounts and respond to queries
  • Oversee health & safety compliance across the portfolio
  • Manage supplier contracts, monitor performance, and approve invoices
  • Coordinate major works, capex programmes, and reinstatement cost assessments
  • Maintain client liaison and provide clear, timely reporting
  • Lead AGMs and resident meetings
  • Manage lease breaches appropriately
  • Oversee on-site staff (Building Managers/Concierge)
  • Set team objectives, manage performance, and support recruitment/training
  • Support senior leadership and contribute to strategic business decisions

Key requirements

  • Proven experience managing complex, high-rise residential developments (500+ units)
  • Strong experience with mechanical & electrical systems and heat networks
  • Direct experience managing a Higher-Risk Building (HRB) and knowledge of Building Safety Act and Fire Safety England regulations
  • Proven track record in leading and developing high-performing teams (on-site and head office)
  • Experience managing relationships with high-profile developer clients
  • Excellent organizational, time management, and communication skills
  • High discretion, professionalism and confidentiality
  • Proficient in Microsoft Office (Outlook, Word, Excel)
  • Professional property qualification (minimum MTPI)
  • Experience influencing strategic decision-making at senior leadership level
