Overview

In this role you will manage the commercial aspects of high-value luxury residential projects from pre-construction to final account, ensuring robust cost control, programme adherence, and risk management. You will work closely with project managers, architects, designers, contractors, and private clients to deliver premium homes in prestigious locations. Responsibilities

  • Prepare cost plans, budgets, estimates and feasibility studies
  • Manage and monitor project costs through the full lifecycle
  • Assist with procurement strategies, tender preparation and evaluation
  • Review and assess subcontractor and supplier quotations
  • Prepare, negotiate, and administer contracts and subcontract agreements
  • Monitor project expenditure and provide cost reporting
  • Assess variations, valuations and change control
  • Provide commercial advice to project teams and support risk management
  • Prepare interim valuations, payment applications and final accounts
  • Liaise with clients, consultants, contractors, subcontractors and suppliers
  • Ensure delivery aligns with budgets, programmes and quality expectations
  • Contribute to development and improvement of commercial processes and systems

Key requirements

  • Degree qualified in Quantity Surveying, Commercial Management, or related discipline
  • Minimum 2 years’ experience in a Quantity Surveying or commercial role
  • Strong commercial awareness with excellent analytical and numerical skills
  • Good understanding of construction contracts, procurement, cost control, and project financial management
  • Excellent communication and stakeholder management skills
  • Strong IT skills, particularly Microsoft Excel and Microsoft Office
  • Ability to manage multiple priorities and deadlines within a fast-paced project environment
