Associate Surveyor – Property Management Development Site

Overview

In this role you will co-manage complex development-site portfolios within JLL’s Property Management team, focusing on delivering strong client relationships and effective operational governance. You will design and adapt property management structures across development stages, support masterplanning and disposal sequencing, and coordinate with ManCo and specialist teams. The role offers exposure to high-profile schemes, cross-functional collaboration, and opportunities to influence how development sites transition to asset management. You will contribute to ESG alignment and continuous improvement in service delivery.

Responsibilities

• Act as main client contact for Asset Manager/Development Manager and lead the relationship
• Design operating structures for sites at different development stages (land, construction, disposal)
• Oversee ManCo and Residential Managing Agent activities with risk-based engagement
• Develop site-specific operational budgets and distinguish landlord vs capital expenditure
• Manage lease/consent processes, tenant compliance, and respond to lease/license queries
• Collaborate on financial management with accounts, cashflow, and service charge budgeting
• Support ESG initiatives and align client ESG strategy with JLL
• Oversee supplier performance and conduct site inspections
• Handle asset transitions, due diligence, and liaise with solicitors
• Provide client reporting content and attend meetings with KPI delivery
• Engage occupiers to maintain high customer satisfaction and support experience initiatives
• Ensure health & safety compliance and insurance coordination
• Manage void property and end-to-end claims processes
• Identify cross-selling opportunities and contribute to new business development
• Potential line management to guide career progression and performance
• Drive cross-functional, project-based improvements
• Maintain strong presence within the PAM team and promote inclusive culture

Key requirements

• MRICS qualified preferred with 5+ years in property management
• Development site experience and recognised subject matter expert
• Strategic thinker with innovative problem-solving
• Strong commercial acumen and client relationship skills
• Results-driven with ability to set and achieve targets
• Self-motivated leader with teamwork orientation
• Excellent communication and negotiation skills
