Senior Quantity Surveyor | Tier 1 Main Contractor | South London

Overview

In this role you will lead the commercial delivery for a large residential development in South London, owning the project’s commercial performance and risk. You will work closely with the construction team to maximise value, manage forecasts and cash flow, and steer contract and valuation activity. The position sits with a Tier 1 main contractor known for Design & Build, and PPP/PFI work across multiple sectors. You will shape commercial strategy and mentor junior commercial staff, delivering a successful project aligned with the company’s objectives.

Responsibilities

• Integrate and adapt the commercial strategy with the CM as the project evolves
• Lead commercial activities including tenders, subcontract selection, and final accounts
• Prepare forecasts, targets, and CVR reconciliations
• Agree valuations, issue certificates and manage payments
• Record and manage variations with appropriate documentation
• Maintain final account projections and timely final account settlement
• Participate in value engineering and design development
• Oversee prelim controls, site records, and document control
• Manage insurance, warranties, risk/opportunity plans and monitoring
• Prepare cash management plans and ensure timely payments
• Supervise junior commercial staff and provide leadership
• Support pre-construction tenders including 2-stage tenders
• Draft contractual and commercially sensitive correspondence

• Led commercial delivery of a large project or a major section with a team of QS/AQS
• Proven ability to manage people and commercial decisions
• Commercially inventive and astute
• Led pre-contract activities towardTender settlement and contract award
• Detailed review and analysis of Cost Plans for large, complex projects
• Develops long-term cash forecasts and monitors deviations
• Plans risk mitigation and implements in project teams
• Experience with project cost management systems and reporting
• Ability to draft and manage commercial correspondence and reports
• Ability to develop and monitor Budget to Build and Estimated Final Costs
• Experience with change management procedures and entitlement arguments
