We are currently recruiting for an experienced Maintenance Manager to take responsibility for maintenance operations across a nationwide portfolio of residential homes, offices and support facilities.
This is a key role responsible for ensuring properties are maintained in a safe, compliant, efficient and cost-effective manner. The successful candidate will oversee planned and reactive maintenance, contractor management, statutory compliance, asset management and property improvement programmes, working closely with Operations, Property Development, Health & Safety, Finance and external contractors.
This is a broad and varied maintenance leadership position, combining day-to-day operational responsibility with longer-term planning and asset management.
You will be responsible for:
- Leading planned preventative maintenance (PPM), reactive maintenance and compliance-related maintenance activities across the property portfolio.
- Managing and supporting the Maintenance Team Lead, Maintenance Operatives, approved contractors and maintenance suppliers.
- Developing annual maintenance programmes and property improvement plans.
- Ensuring maintenance requests are prioritised, tracked and completed within agreed timescales.
- Overseeing contractor procurement, appointment, performance and compliance documentation.
- Ensuring statutory inspections, servicing, certification and maintenance activities are completed and properly recorded.
- Maintaining compliance records covering areas including fire safety systems, emergency lighting, electrical testing, water hygiene, building fabric and mechanical and electrical services.
- Undertaking property condition assessments and identifying maintenance, compliance and asset replacement requirements.
- Developing lifecycle replacement programmes and planned investment schedules.
- Monitoring maintenance expenditure and supporting the preparation and management of maintenance budgets.
- Reviewing quotations and negotiating value for money on maintenance and repair works.
- Supporting refurbishment projects, property upgrades, property acquisitions and fit-out projects as required.
- Ensuring maintenance activities are delivered safely and in line with safeguarding requirements, health and safety legislation and organisational policies.
- Maintaining maintenance records, registers, CMMS systems and reporting processes.
- Developing maintenance KPIs and producing regular performance, compliance and risk reports for senior management.
- Investigating maintenance-related incidents, defects, near misses and recurring property issues and implementing corrective actions where required.
- Participating in out-of-hours escalation arrangements and coordinating emergency maintenance responses.
About you:
We are looking for an experienced maintenance professional with the ability to manage a multi-site maintenance operation while balancing immediate operational requirements with longer-term planning and improvement.
You should also have:
- You will have either a relevant qualification or significant practical experience within facilities management, property management, construction, building services, engineering, building surveying or a related discipline.
- Demonstrable experience managing maintenance operations across multiple sites.
- Experience leading maintenance teams and managing external contractors.
- Strong experience delivering planned preventative maintenance programmes.
- Experience managing statutory compliance and property certification programmes.
- Experience preparing maintenance budgets and controlling expenditure.
- Experience using maintenance management systems.
- Experience managing maintenance projects, property upgrades and refurbishment works.
- A strong understanding of Irish health and safety, maintenance and property compliance requirements.
- Excellent organisational, planning and problem-solving skills.
- Strong written and verbal communication skills.
- A full driving licence and willingness to travel throughout Ireland.
The following would be advantageous:
- Experience within residential care, healthcare, hospitality or another regulated environment.
- A trade qualification in electrical, mechanical, carpentry, plumbing or a related discipline.
- IOSH, NEBOSH or an equivalent Health & Safety qualification.
- Experience developing asset management, lifecycle replacement or sustainability programmes.
- Experience supporting HIQA, Tusla or insurance inspections and audits.
The role requires someone who is confident managing contractors and suppliers, commercially aware and comfortable taking responsibility for cost control, compliance and risk management.
A collaborative approach will be important, as will the ability to balance operational responsiveness with longer-term planning and continuous improvement.
