Commercial Manager | Main Contractor | London

Overview

As Commercial Manager for a London-based main contractor, you will lead a commercial team across multiple projects, ensuring robust procurement, contract administration, and cost control. You will report to the Operations Director and MD, guiding major subcontract negotiations and ensuring project documentation meets high standards. You’ll support project managers with budget, scope, and programme variances, delivering value for a portfolio spanning mixed-use, residential, commercial, and hotel sectors. This role offers training, career progression, and exposure to both London and international opportunities.

Responsibilities

• Support project teams with contractual and commercial information and guidance
• Ensure procurement processes and procedures are followed
• Keep PMs informed of project scope, budget, and programme; report variances with recovery plans
• Negotiate and finalize major subcontract agreements
• Maintain high-quality project documentation
• Provide best-practice advice on commercial and procurement issues
• Guide PMs on variations to contract at client and supplier levels
• Ensure formal services agreements are in place at project start
• Educate and train PMs to support the CM with commercial reporting and skills development

Key requirements

• 10-15 years’ experience in a main contractor environment (London/Home Counties)
• Background on traditional and design & build tenders
• Experience across residential, commercial, hotel sectors; new builds and fit-out preferred
• Recognised professional qualification
• Strong leadership and ability to manage multiple projects
