Senior Chartered Building Surveyor / Associate Director (Commercial Building Consultancy Team – London)

Carriera is partnering exclusively with a leading global real estate consultancy to recruit a Senior Chartered Building Surveyor with strong commercial portfolio experience to join their London Building Surveying team.

About the Role & Firm

Our client, a prestigious international property consultancy with over 125 years’ heritage, is expanding its commercial surveying team in London. You will join a highly respected group, working on high-profile, visible projects across Central London and key commercial districts. This is a role for someone who thrives on both technical excellence and client interaction, in a collaborative environment that encourages leadership and development.

What You’ll Be Doing

  • Lead and deliver complex commercial building surveying and consultancy commissions (e.g. dilapidations, technical due diligence, condition & defect surveys, measured surveys), with project values from £1m to £6m+.
  • Contract administration for refurbishment, re-fit, remedial and refurbishment projects, using JCT, NEC or similar standard contracts.
  • Oversee landlord & tenant advice, lease event-work, negotiations, dilapidations schedules, and liability assessments.
  • Lead and mentor junior staff (including APC candidates), ensuring technical consistency, quality of report writing, presentation, and client deliverables.
  • Support business development: participate in wins, identify fee-earners, help grow the commercial survey pipeline in London.

What We Need From You

  • Full MRICS membership (or equivalent chartered status).
  • Minimum 5+ years post-qualification experience in commercial building surveying / consultancy (real estate/asset management/refurbishment).
  • Proven track record of handling project delivery, contract administration, technical due diligence, dilapidations work, etc., ideally in prime Central London or other large commercial markets.
  • Excellent communication skills: able to manage end-to-end client relationships, negotiate, present to non-technical stakeholders, etc.
  • Strong technical backbone: building pathology, compliance with Building Regulations / health & safety / statutory obligations, defect diagnosis, sustainable / ESG awareness a plus.
  • Leadership mindset: ability to lead teams, manage delivery, oversee quality, and help shape the direction of the team.

What’s on Offer

  • Competitive salary £65,000 – £75,000, depending on experience.
  • Generous bonus scheme + car allowance or travel / subsistence package.
  • Hybrid working model, with office base in London core hours but flexibility where possible.
  • Pension contribution in line with market (5‑10%).
  • Minimum 25 days holiday + bank holidays; additional leave perks where applicable.
  • Support for CPD / APC candidates; development & progression path towards Associate / Director level.
  • Other perks: season ticket/transport support, gym / lifestyle benefits, professional subscriptions.

Why This Role Is Exceptional

You’ll be part of a team delivering technically demanding, high‑visible commercial projects in London; your work will directly influence major real‑estate decisions, landlord / tenant relationships, and contribute to very successful outcomes. You’ll also be in a role with genuine upward mobility, mentoring, client‑facing authority, and the chance to help shape the team offering and reputation.
