to take strategic ownership of our property portfolio and ensure our villages remain exceptional places to live, now and for the future.In this role, you will manage and protect the value of our assets, ensuring there is no depreciation through effective lifecycle planning, risk management, and long-term investment strategies.You will oversee asset performance, embed sustainability and efficiency initiatives, and provide expert property management support to Village Managers. Working closely with residents and resident associations, you will play a key role in balancing operational excellence with an outstanding resident experience.If youre looking for a senior role where strategic thinking, leadership, and purpose come together, this is an opportunity to make a lasting impact at Inspired Villages.The RoleStrategic Asset ManagementWorking closely with Building Surveyors to ensure villages within your region are maintained to prevent depreciation of the estate.Developing and managing lifecycle forecasts for all villages under your remit.Agreeing on annual planned works with Building Surveyors and Village Managers, preparing budget requests aligned to lifecycle models.Proposing annual capital projects that enhance asset value and resident experience, supported by clear justification.Financial & ReportingPreparing accurate and timely annual budgets aligned with lifecycle forecasts.Reporting monthly on expenditure against approved budgets.Managing and attending regular meetings with residents and resident associations.Risk & ComplianceMaintaining accurate and timely asset risk reports, ensuring risks are mitigated and controls implemented.Reviewing Fire Risk Assessments and arranging remedial works where required.Liaising quarterly with insurance brokers on asset-related risks and overseeing the implementation of insurer recommendations.Managing the insurance claims process and providing clear updates to Village Managers and Resident Associations.Managing Section 20 notifications for major works delivered by Building Surveyors.Working with the Building Services Coordinator (direct report) to ensure all routine and statutory maintenance is completed as required.Operational SupportReviewing annual building services contracts with Village Managers, Heads of Maintenance, and FM consultants to optimise plant and equipment lifecycle.Assessing and approving capital expenditure requests for reactive maintenance to protect service charge budgets.Supporting Village Managers with leasehold queries and resident alteration requests.Supporting Village Managers with adjoining owner matters and planning obligations.Sustainability & DevelopmentDeveloping and updating sustainability strategies for each village, including EV charging, renewable energy initiatives, and energy reduction targets.Attending gateway approval meetings for new villages, monitoring lifecycle impacts and leasehold obligations.Defects & SurveysManaging the resolution of post-DRP defects and escalating significant issues as required.Ensuring annual and five-yearly PPM surveys are completed across all building assets.Key Requirements:Proven experience in asset management, lifecycle planning, and capital worksStrong knowledge of landlord & tenant legislation and property lawUnderstanding of building services, compliance, and sustainability strategiesExperience in residential property management and working with resident associationsDemonstrated ability in financial planning, budget management, and cost controlExcellent stakeholder engagement, communication, and relationship management skillsStrong risk management, problem-solving, and decision-making capabilitiesThe Benefits:33 days annual leave (inclusive of bank holidays, pro-rated to your contracted working hours)Holiday buying scheme, allowing you to purchase up to one additional week of leaveBig birthdays off (those ending in a 0)Bupa Health Cash Plan, including access to an employee assistance programmeLife Assurance at four times your annual salary5% matched pension schemeAccess to SMART tech for everyday convenienceRetail discounts across a wide range of outletsWellbeing hub and resources, including discounts on wellbeing initiativesCycle to work schemeElectric car schemeThe opportunity to work within a unique village environment designed to support community, wellbeing, and exceptional serviceAt Inspired Villages, we welcome everyone, regardless of background, to be part of our thriving community.
