Cobalt is recruiting a Senior Block Manager on behalf of an established managing agent in Central London.
This opportunity will take responsibility for a portfolio of high-rise residential buildings, with a particular focus on complex property management, building safety and client relationships.
The organisation
Our client is an established managing agent with a significant presence in the London residential market. They are looking for an experienced property professional who is comfortable taking ownership of high-rise buildings and working closely with clients, residents and specialist contractors.
The role and responsibilities
As Senior Block Manager, you will take responsibility for the effective management of a portfolio of high-rise residential buildings. Key responsibilities will include:
- Managing the day-to-day operation of a portfolio of high-rise residential blocks.
- Acting as the primary point of contact for clients, leaseholders and residents.
- Overseeing service-charge budgets, expenditure and year-end processes.
- Managing planned and reactive maintenance alongside major works programmes.
- Working with internal and external specialists on building safety and compliance requirements.
- Managing contractors, consultants and other professional advisers.
- Overseeing Section 20 consultation processes and major works.
- Attending client, resident, AGM and other property meetings as required.
- Monitoring Health & Safety requirements and ensuring appropriate actions are progressed.
- Maintaining clear communication with stakeholders regarding works, compliance and the ongoing management of each building.
The skills and requirements
The successful Senior Block Manager will need:
- Strong working knowledge of residential block and leasehold property management.
- Experience managing high-rise residential buildings.
- Working knowledge of current building safety requirements affecting high-rise residential buildings.
- Experience managing service-charge budgets and major works.
- Working knowledge of Section 20 consultation processes.
- An understanding of Health & Safety, compliance and contractor management.
- The ability to manage demanding client and resident relationships professionally.
- Relevant property management qualifications would be advantageous.
