We’re keen to speak to property managers and lettings managers who enjoy the practical, people-focused side of the industry-but are tired of spending most of their time buried in emails, administration and back-end tasks.

Zello Living is looking for a Property Manager to take responsibility for the on-the-ground management of our growing Nottingham portfolio, consisting of a mix of 200 bedrooms and flats.

You’ll spend the majority of your time out across the portfolio: meeting tenants, inspecting properties, conducting viewings, investigating maintenance issues and ensuring that the right work gets done.

Alongside you, our office and remote operations team will handle much of the day-to-day communication, scheduling, system administration and back-end work. That means you can concentrate on actually managing the properties and delivering a great service.

What you’ll be doing

You’ll become our trusted local presence across Nottingham and the surrounding areas. Your responsibilities will include:

  • Taking day-to-day, on-the-ground responsibility for the portfolio.
  • Conducting accompanied viewings and helping prospective tenants find the right room or property.
  • Following up enquiries and viewings to secure successful lets.
  • Carrying out routine property inspections and producing clear photographic and written reports.
  • Completing and recording weekly fire-alarm tests and other routine checks for which training has been provided.
  • Identifying maintenance, safety, cleanliness and presentation issues before they become bigger problems.
  • Visiting properties to investigate reported maintenance issues and determine the appropriate next step.
  • Checking the standard of completed work and following up where further action is required.
  • Supporting the office with tenant check-ins, check-outs and key handovers.
  • Managing the secure collection, movement and return of property keys.
  • Taking meter readings and completing other practical property-related tasks.
  • Building positive relationships with tenants, landlords and contractors.
  • Keeping the office team updated with accurate notes, photographs and actions.
  • Helping us strengthen and improve our property-management processes as the portfolio grows.

You will not be expected to carry out specialist electrical, gas, fire-safety or building work. Qualified contractors will undertake work requiring specialist competence.

What we’re looking for

We want somebody who takes pride in running properties well and enjoys being trusted to get things done.

You’ll be a strong fit if you:

  • Have some experience in property management, lettings, housing or a similar operational role.
  • Enjoy being out at properties more than sitting behind a desk.
  • Are organised, dependable and comfortable working independently.
  • Take ownership of problems and follow them through to completion.
  • Communicate confidently and professionally with tenants, landlords and contractors.
  • Have a strong eye for detail and notice when something is not right.
  • Are comfortable using a smartphone and property-management systems to upload notes, photographs and videos.
  • Know when you can resolve something yourself and when it needs to be escalated.
  • Are prepared to accommodate occasional early-evening or weekend appointments when required.

Our portfolio consists primarily of HMOs and flats, so previous HMO experience would be helpful. However, it is not essential—we will provide training and support to the right person.

A full UK driving licence and access to a reliable vehicle are essential. Approved business mileage will be reimbursed.

What you’ll receive

  • A salary of £27,000-£30,000, depending on experience.
