Overview

As Contracts Manager, you will oversee a portfolio of 4–5 residential developments across Sussex and Surrey, guiding on-site teams and ensuring consistency in programme, quality, safety, and commercial performance. You will influence cross-functional colleagues and help shape regional growth while resolving issues with practical, forward-thinking solutions. This role offers leadership across multiple projects in private-sale and partnership schemes, with a strong impact on regional delivery. You will drive continuous improvement and mentor site teams.

Responsibilities

  • Direct and coordinate 4–5 developments across multiple sites, ensuring alignment with objectives
  • Lead Site Managers, Project Managers and construction teams to meet programme, quality, safety and commercial targets
  • Monitor site performance, challenge underperformance and implement corrective actions
  • Collaborate with Commercial, Technical, Land, Planning and other internal teams to keep developments on track
  • Support early-stage sites with resource planning and setup before construction starts
  • Mentor and develop construction team members and identify future talent
  • Promote consistency across the region while granting Site Managers autonomy to run sites
  • Introduce improvements and new ways of working to the business
  • Contribute to the growth strategy for the Sussex, Hampshire and Surrey region

Key requirements

  • Proven Contracts Manager experience within residential housebuilding
  • Experience overseeing multiple developments rather than a single site
  • Knowledge of private-sale and partnership/affordable housing environments
  • Strong understanding of traditional housebuilding and NHBC requirements
  • Commercial awareness of how construction decisions impact the business
  • People-management and mentoring skills
  • Ability to challenge performance while bringing others along
  • Interest in process improvement and regional growth
