Overview
As Senior Quantity Surveyor, you will take full commercial ownership of bespoke, ultra-prime residential projects. You will shape budgets, cost plans and procurement strategies to deliver hand-finished homes that meet exacting design intent and client expectations. You’ll be the commercial bridge between clients, design teams and contractors, driving profitability while keeping programmes and quality on track. Your work will span pre-construction to close-out, influencing viability, risk, and final accounts. This role offers scope to impact high-end finish standards and project outcomes for discerning private clients.
Responsibilities
- Pre-construction and procurement: build estimates and budgets from drawings/briefs, run feasibility studies, shape procurement strategy, prepare tender packs, evaluate bids, review BOQs/specifications, and negotiate with contractors and suppliers; act as link between employer, representatives and project team
- Cost control and reporting: own the cost plan, track valuations, produce monthly reports and CVRs, forecast cash flow against site progress, manage variations to protect margin
- Contract management: administer main contracts and subcontracts (JCT and bespoke forms), issue payment notices, agree final accounts, ensure compliance and liaise with legal advisers if disputes
- Site and client interface: maintain a visible on-site presence, align commercial strategy with ground realities, act as commercial point of contact for high-net-worth clients and their representatives
- Close-out: settle final accounts, support defect rectification, review subcontractor performance, capture cost data to inform future projects
Key requirements
- Senior QS experience on high-end, bespoke residential projects
- Appreciation for luxury finishes, craftsmanship and premium specifications
- End-to-end cost management (estimating, cost plans, CVRs, reporting, cash flow forecasting)
- Strong negotiation skills across tenders and subcontract orders
- Contract administration experience under JCT and bespoke forms
- Track record in managing variations, change orders and final accounts
- Polish and credibility to represent the project commercially to discerning private clients
