Property & Maintenance Operations Manager

Overview

You will lead refurbishment, planned works and ongoing maintenance across a diverse Edinburgh portfolio, including listed properties. Working directly with the business owner, you shape the property works function, recruit and develop a high-performing team, and implement efficient operations. On-site problem solving and hands-on leadership drive safe, high-quality project delivery. This role offers autonomy to build processes and scale the operation in line with portfolio growth. You will focus on delivering long-term property improvements and trusted maintenance programs.

Responsibilities

• survey properties to identify priorities
• plan refurbishment and maintenance programmes
• oversee projects to ensure safety, efficiency and high quality
• manage direct labour and subcontractors across multiple projects
• develop systems, coordinate resources and drive quality
• build and lead a property works team (site supervisors, trades, maintenance operatives)
• shape departmental structure, standards and long-term operational capability
• recruitment and development of the property works function

Key requirements

• strong background in construction, refurbishment or property maintenance
• experience managing multiple projects, trades and subcontractors
• practical trade background (joinery) or progression into construction/property/maintenance management
• organised, commercially aware and capable of taking ownership
• leadership skills to build a reliable, efficient operation
• experience with maintenance management software is advantageous
