Overview

In this Property Manager role, you take ownership of a residential portfolio, handling tenancies, maintenance, compliance, and landlord/tenant relationships. You will be the primary contact for landlords, tenants, and contractors and ensure timely repairs and inspections. The position supports career growth within a proactive, expanding business. You’ll work with cross-functional teams to keep properties compliant and well-managed, delivering a smooth tenancy experience.

Responsibilities

  • Manage a varied portfolio of residential rental properties
  • Serve as main point of contact for landlords, tenants, and contractors
  • Coordinate repairs, maintenance, and property inspections from instruction to completion
  • Oversee tenancy progression including move-ins/move-outs and ongoing queries
  • Handle rent arrears and follow structured recovery processes
  • Ensure properties comply with legal and safety requirements
  • Log and track maintenance and tenancy updates in internal systems
  • Maintain accurate records and timely communication across all parties
  • Own issues and drive resolution to closure

Key requirements

  • Experience as Property Manager, Portfolio Manager, Estate Manager, Block Manager, Lettings Manager, Tenancy Manager or similar role
  • Experience in property management, residential lettings, or a transferable client-facing coordination role
  • Comfort with using systems/software to track jobs and updates
  • Confident communication with tenants, landlords, and contractors
  • Ability to arrange urgent repairs and resolve issues quickly
  • Knowledge of Scottish PRS rules and housing law is preferred
  • Full UK driving licence
