Overview

In this Lead Project QS role, you take commercial ownership of bespoke residential schemes from inception to final account. You will collaborate with site teams, UHNW clients, and top architects to deliver projects to the highest standards, on time and within budget. The work focuses on high-end new builds, refurbishments, and basement-focused developments, demanding rigorous cost control and precise reporting. This is an opportunity to shape luxury homes with a design-led builder known for craftsmanship and quality. You will join a supportive, skilled team and operate with autonomy on built-to-order projects.

Responsibilities

  • Manage all commercial and contractual aspects of high-end residential projects (new builds, extensive refurbishments, and super-basements)
  • Conduct tender analysis and manage the procurement of specialist subcontractors and high-quality materials
  • Prepare and manage precise cost reports, cash flow forecasts, and monthly valuations
  • Identify, price, and negotiate variations and final accounts
  • Build and maintain strong relationships with site managers, elite architects, and demanding clients
  • Ensure rigorous cost control without compromising the exceptional quality the company is known for

Key requirements

  • A proven track record as a Quantity Surveyor in the UK construction market, ideally within the high-end/super-prime residential sector
  • Strong understanding of bespoke construction processes, including basement builds, structural alterations, and high-end finishes/joinery
  • Exceptional commercial acumen, strong negotiation skills, and a keen eye for detail
  • Excellent interpersonal skills with the ability to liaise with high-net-worth clients and premium design teams
  • A degree in Quantity Surveying (or equivalent) is preferred
