Overview
Senior Quantity Surveyor needed to lead the commercial function within a growing FM division of an SME contractor. You will oversee a small commercial team and manage multiple fast-turnaround projects up to 3.5m, while supporting bid submissions and client relationships. This is a high-impact, hands-on role in a fast-paced environment with clear progression as the division expands. You will shape commercial strategy, maximise profitability, and mentor colleagues to drive continuous improvement.

Responsibilities
- Lead and develop the FM commercial function and team (QS and two Technical Quoters)
- Full commercial management of FM, maintenance and project contracts
- Review client contract documents, identify risk/opportunity, and advise accordingly
- Procurement and management of supply chain resources to meet programme needs
- Forecasting and cost/value reporting; change control to maximise revenue
- Weekly programme reviews and variance analysis against plan
- Maximise cash collection and support bid submissions
- Mentor and develop junior commercial staff
- Manage multiple projects/workstreams simultaneously in a fast-paced setting
Key requirements
- Minimum 3 years’ experience as Senior Quantity Surveyor; ~5 years at Senior QS level preferred
- FM, maintenance or small works background
- Experience with larger projects up to ~3.5m
- Experience with bespoke or amended JCT contracts and NEC4
- Proven track record managing multiple projects and leading commercial staff
- Strong commercial awareness and contract risk/opportunity identification
- HNC, Degree or equivalent in QS or Commercial Management
- Strong IT skills; full UK driving licence
- Experience at Commercial Manager level considered with day-to-day involvement in projects
