Overview

In this role you will lead commercial management for large-scale hotel, student accommodation, and mixed-use projects in London, ensuring accurate cost control from tender through final account. You will work closely with the Surveying Director, Project Director, and construction teams to drive budgeting, cost reporting, and value-driven procurement. The position offers exposure to multiple high-profile schemes and a chance to influence project profitability and supplier relations. You will engage with clients and design teams to align specifications with cost realities while maintaining project timelines.

Responsibilities

  • Liaise with Surveying Director, Project Director, and Project Manager
  • Coordinate with design team to ensure requirements are met
  • Build and maintain client relationships via Client Representatives
  • Attend site meetings and report project status to Senior QS
  • Review tender enquiries and perform tender analysis
  • Estimate and tender projects with Head Office QS staff
  • Negotiate project terms and fixed price premiums
  • Chair pre-award meetings with subcontractors
  • Monitor subcontract packages and purchasing on site
  • Manage contra charges and notify subcontractors
  • Sub-contractor re-measurement and final account payments
  • Process fortnightly/monthly payment certificates to subs
  • Compile variation log and approve variations with Junior QS
  • Issue interim payment applications and reconcile payments
  • Prepare final accounts at project end
  • Cost monitoring via construction software and monthly reporting
  • Forecast cashflow and report to accounts
  • Stay updated on industry changes
  • Plan and perform additional duties as required

Key requirements

  • 5+ years experience with subcontractors and clients in valuations, variations, final accounts, and cost reporting
  • Thorough understanding of specs, BOQ, and drawings
  • Expertise in quantities extraction from drawings and issuing subcontractor enquiries
  • Proficient in Microsoft Office and quantity surveying packages
  • Proven track record in Commercial/Industrial projects
  • Strong budget management experience
  • Excellent written and verbal communication for reporting
  • Excellent organization and time management with ability to manage multiple priorities
  • Self-starter with minimal supervision
