Overview

In this Property Manager role you will oversee a portfolio of freehold and leasehold developments, ensuring compliant, efficient operation and value creation. You will work with freeholders, developers and Resident Management Companies to administer leases, budgets, and service delivery. You’ll handle escalations, coordinate major works, and maintain safety and insurance standards. You’ll partner with directors and contractors to drive timely, high-quality outcomes while keeping stakeholders informed and compliant.

Responsibilities

  • Draft and serve S20 notices for major works
  • Manage portfolio in line with RICS Codes of Practice, ARMA rules and tenant/landlord legislation
  • Provide full professional property management services to portfolio; monitor lease terms and compliance
  • Respond to pre-assignment enquiries and leaseholder queries
  • Prepare and draft Board meeting minutes for Directors’ approval
  • Oversee budgets, service charges and company accounts; explain them to Directors
  • Arrange meetings and inspections; ensure contracts and inspections are in place
  • Ensure Health & Safety, Fire Risk Assessments, Asbestos surveys, Legionella risk, Electrical reports are up to date
  • Manage insurance, liaise with loss adjusters, obtain quotes for remedial works
  • Coordinate maintenance: issue work orders, monitor contractor performance, issue tenders and contracts
  • Ensure all works are communicated to lessees/tenants; monitor progress and payments
  • Work with external/in-house surveyors on major works contracts; attend progress meetings
  • Monitor service charge and ground rents arrears; liaise with solicitors as needed
  • Check, code and authorize invoices; general filing
  • Perform any other duties as directed
  • Advise Directors on insurance reviews every 3 years as per policy

Key requirements

  • Knowledge of lease terms and ability to communicate with lessees/tenants/letting agents
  • Good understanding of service charge and company accounts
  • Experience with S20 notices and major works management
  • Proactive, results-driven and able to work with Directors and contractors
  • Strong interpersonal and oral communication skills
  • Ability to work on own initiative and under pressure
  • Proficient in reading and drafting correspondence related to leases
  • Experience in maintaining Health & Safety documentation and inspections
