Overview
In this role, you own the financial performance of Dolphin Living’s property portfolio, collaborating with Asset Management and non-finance colleagues to provide insights beyond month‑end reporting. You’ll deliver monthly management accounts, budgets, and forecasts, while challenging costs and ensuring accurate allocations. The role supports year‑end processes and broader financial analysis to drive smarter decisions. This is a key position in a growing team at an affordable housing organisation, offering influence over property performance and cost management.

Responsibilities
- Own the financial management of the property portfolio and act as the main finance contact for property management costs and external managing agents
- Prepare and deliver monthly management accounts and property performance reporting including budgeting, forecasting, accruals, reconciliations and variance analysis
- Analyse and challenge property and service charge costs to ensure accurate expenditure allocation aligned with budget
- Lead property-by-property budgeting in collaboration with Financial Controller, Asset Management, and Customer Services
- Develop and oversee project cost reporting, monitor capex/opex and work with budget holders to address overspends
- Support wider finance functions including year-end, statutory accounts, VAT, covenant reporting and improvements to financial analysis and reporting
Key requirements
- Qualified or part-qualified Accountant
- Experience preparing management accounts, budgets, forecasts and variance analysis
- Strong experience analysing and challenging costs with understanding of cost allocation
- Confident working with non-finance stakeholders and budget holders
- Strong analytical skills turning financial data into actionable insight
- Experience in property, housing or asset-focused environments advantageous
