Quantity Surveyor

Overview

In this role you will manage the commercial aspects of Bellway’s developments, controlling budgets and valuations to ensure targets are met. You will work within the North East Division’s Commercial team, collaborating with site teams and external contractors to drive cost discipline and timely payments. You will contribute to project reviews and maintain sub-contract relationships while supporting land appraisals and material buys. This position offers a hands-on, hands-on opportunity to influence project profitability and delivery in a leading residential builder.

Responsibilities

• Produce draft budgets and site start budgets for each site
• Generate quarterly valuations and cost-to-complete analyses
• Process sub-contract payments and final accounts with sign-off
• Create sub-contract orders and ensure policy compliance
• Complete on-site measurements and assess contractor payments
• Attend pre-order, valuation, and project review meetings with management and contractors
• Manage sub-contract orders on site and liaise with on-site teams
• Maintain trade specifications and price customer extras
• Assist with material buying and land appraisals take-offs
• Support Estimator/Commercial Manager with take-offs for land appraisals

Key requirements

• Experience as a Quantity Surveyor or Surveyor with a residential house builder
• HND/HNC Building Studies; GCSE English and Maths; CSCS (desirable)
• Strong communication and listening, good negotiation skills
• Motivated to deliver quality developments
• Ability to work independently and in a team
• Excellent attention to detail and deadline-driven
• IT literate and able to adapt to new systems
