Overview

As Chartered Commercial Property Manager, you will oversee a diverse portfolio of office, industrial, and retail assets to optimise performance. You will provide expert surveying input and strategic advice to internal stakeholders, while actively managing lettings, rent reviews, budgets, and maintenance. You will work closely with tenants, on-site teams, and external partners to drive occupancy and capital projects. This is a mission-critical, growth-focused role in a proactive team that values detailed asset management and market insight.

Responsibilities

  • Manage a portfolio of commercial properties with focus on income, lease events, and market conditions
  • Deliver full property management services including tenant liaison, accounts inquiries, and rent arrears management
  • Conduct regular site inspections and ensure compliance and maintenance
  • Handle landlord and tenant matters: lettings, renewals, assignments, sub-letting, and alterations
  • Budget forecasting and financial planning; manage service charge budgets and recoveries
  • Lead on letting vacant properties and minimise void periods
  • Oversee refurbishment/improvement projects in liaison with building surveyor
  • Maintain property records and support acquisitions/disposals
  • Prepare reports on vacancies, arrears, rent reviews, renewals, dilapidations, and capital projects
  • Contribute to capital expenditure strategies

Key requirements

  • MRICS qualified (essential)
  • Proven experience in commercial property management
  • Strong knowledge of landlord & tenant matters and lease structures
  • Excellent negotiation and communication skills
  • Commercially astute with proactive, solutions-driven approach
  • Ability to manage multiple assets and projects simultaneously
