Mechanical Building Services Engineer

Overview

In this role you ensure optimal environmental conditions for critical building systems. You perform planned and reactive maintenance on M&E plant, diagnosing faults across air conditioning, UPS, generators and LV systems. You collaborate with BGIS staff and subcontractors to keep systems in service, while upholding safety and quality through permits, risk assessments and accurate records. You monitor conditions via the BMS and maintain a clean, compliant plant environment.

Responsibilities

• Carry out routine PPM to M&E plant per site schedules and asset lists
• Handle reactive and breakdown tasks; proactively identify improvement opportunities
• Supervise and coordinate subcontractors; ensure safe operations and approvals
• Operate Permit to Work procedures per BGIS QH&S and client requirements
• Rectify plant faults quickly to maintain serviceability
• Maintain spares, provide parts lists and timescales for remedial work
• Complete all reactive/breakdown paperwork and forward to contract administrator
• Prepare and use Method Statements and Risk Assessments for tasks
• Foster good relationships with BGIS staff, subcontractors and client reps
• Ensure safe and healthy working environment; enforce PPE and uniform policy
• Keep plant rooms secure, clean and orderly
• Monitor and coordinate subcontractor work on site; close out PM/reactive tickets in Maximo
• Maintain H&S awareness and compliance with KPIs/SLA
• Ensure KPI/SLA awareness and compliance with client requirements
• Maintain near-miss reports and dynamic risk assessments; escalate non-compliance
• Oversee environmental condition monitoring via the BMS and adjust to maintain internal conditions
• Produce required site records and ensure non-compliance is challenged when necessary
• Monitor LOTO system operation per BGIS procedures
• Any other tasks directed by Site management
• Ensure engineering team produces site activity records and ensures closure of tasks
• Maintain Maximo CMMS data fidelity and timely ticket closure
• Guard plant rooms against unauthorised access and keep site professional image
• Combine safety, quality and operational excellence in daily tasks
• Work with cross-functional teams to support site operations

Key requirements

• Knowledge of air conditioning, UPS, generators and LV systems; fault-finding using alarm data and graphical information
• Experience with PPM and reactive maintenance of M&E plant
• Ability to manage sub-contractors and administer work approvals
• Proficiency with Permit to Work systems and safety procedures
• Experience with CMMS (e.g., Maximo) and maintaining accurate data
• Ability to prepare MS and RA for safe work practices
• Strong H&S awareness and compliance with KPIs/SLA
• Professional image and customer-facing communication
• Ability to monitor and respond to BMS-based environmental conditions
