Overview

As a Design and Construction Coordinator for residential projects in London, you will oversee design outputs to meet programme and cost targets from tender through handover. You will manage multi-disciplinary teams on 20–50 unit schemes, ensuring compliance with Building Regulations, NHBC, and other standards. The role emphasises buildability, value-focused design, and risk management within a collaborative, entrepreneurial firm. You’ll work closely with clients and authorities to deliver high-quality apartment blocks and listed-building projects.

Responsibilities

  • Coordinate design outputs across multiple disciplines and rectify gaps, clashes and inconsistencies
  • Assist in pre-construction work including project specifications and contractor proposals
  • Set and track design programme and information release aligned with master construction programme
  • Draft scopes and obtain fee proposals for consultants with a robust responsibility matrix
  • Prepare input for client reports and facilitate monthly client meetings and sign-offs
  • Provide cost-conscious direction to design teams and pursue economic design solutions
  • Ensure buildability by minimising complex interfaces and coordinating with operations across trades
  • Manage design approvals process and respond to RFIs/TQs
  • Manage project technical risk register and report mitigation measures
  • Review planning, NHBC, BCO conditions and other required approvals
  • Oversee handover documentation, including BCO, NHBC, planning, and residents’ handbook
  • Liaise with Principal Designer for CDM and Safety File preparation

Key requirements

  • Minimum 5 years PQE of which at least 2 years with residential contractor
  • Experience on a residential apartment project 4–10 storeys, 20–50 units
  • Solid understanding of Building Regulations, NHBC, CfSH, LHDG, BREEAM
