Overview
In this role you will act as the single-threaded owner for end-to-end data center developments across EMEA, from opportunity through close-out. You’ll shape development strategy, manage complex regulatory and stakeholder engagements, and lead multi-site programmes with accountability for cost and delivery. Based in London, you will collaborate with cross-functional teams to secure capacity and ensure compliant, timely project delivery. This is a high-impact role at the intersection of real estate, permitting, and infrastructure execution.

Responsibilities
- Serve as the Single-Threaded Owner for Hybrid and BTS development agreements from pre-transaction to close-out
- Provide input on deal negotiations (structure, costs, risk, change control) and then deliver against the Development Business Plan post-transaction
- Manage budgets, cost controls, counterparty relationships, progress meetings, and monthly development reporting
- Own land development & permitting end-to-end, including planning, zoning, CDO/SPI delivery, and ATIC
- Build and maintain AHJ relationships; navigate local regulation and planning processes; negotiate development obligations and urban development contracts
- Lead cross-functional coordination with Business Development, Design Engineering, Pre-Construction, Construction, Legal, Environmental, Power, Water, and Public Policy
- Establish collaboration models with Design Engineering to secure site requirements and escalate where needed
- Lead escalations across the organisation when alignment is not achieved at working level
- Identify and mitigate development risks (regulatory, AHJ capacity, design misalignment, third-party dependencies)
- Develop and refine tools, reporting frameworks, and processes to raise the REDM function’s standard across the portfolio
Key requirements
- Bachelor in Real Estate
- 10+ years of progressive experience in real estate development management or related field
- End-to-end accountability for multi-stakeholder development programmes
- Experience engaging with planning authorities, local government bodies, and regulatory agencies for permits and consents
- Experience negotiating and administering commercial development agreements (BTS, forward fund, development agreement, etc.)
- Experience managing development cost plans and budgets at scale with ability to challenge costs and protect commercial interests
- Willingness to travel across EMEA and comply with a 5-day return-to-office policy in London
