Overview

As Site Manager at Vistry North East (Summerville, Stockton on Tees), you oversee day-to-day construction site operations to deliver projects on time, within budget, and to the required quality. You lead site teams, coordinate resources, enforce safety, and maintain strong relationships with contractors, suppliers, partners and customers. This role sits at the heart of a collaborative team focused on quality builds and safe delivery. You will shape site performance and contribute to sustainable, community-focused housing.

Responsibilities

  • Oversee site operations to meet specifications, timelines and budgets
  • Direct labour, equipment, and resources to achieve project completion
  • Monitor progress, address delays and risks promptly
  • Conduct regular site inspections for quality and safety
  • Coordinate with Buying and Surveying for timely procurement of materials and services
  • Manage site teams and implement corrective actions as needed
  • Attend weekly meetings with the site sales executive
  • Ensure permits and inspections are in place
  • Conduct site inductions for new personnel and subcontractors on health and safety procedures
  • Maintain accurate site activity records and project documentation
  • Support site logistics for material storage and availability
  • Oversee project closeout and documentation
  • Develop and lead staff to maintain high morale and performance
  • Ensure 100% NHBC standards and building regulations compliance
  • Conduct appraisals and address development needs with HR support
  • Ensure a harassment-free work environment

Key requirements

  • Proven background in new build housing site management
  • Ability to manage projects and deliver quality on time and within budget
  • Team player and autonomous working ability
  • Strong understanding of Health & Safety legislation
  • Strong attention to detail and time management
  • Proficiency in MS Office (Word, Outlook)
