Overview
In this role you will oversee a varied residential portfolio as a Block Manager, ensuring high-quality service to leaseholders while handling both routine and complex leasehold matters. You will operate within a team focused on compliant, well-managed properties and contribute to portfolio oversight. The role involves exposure to legal processes, major works, and broader property management activities beyond traditional duties. This is an opportunity to shape how a portfolio is run, improve processes, and support stakeholders through proactive management.
Responsibilities
- Act as primary contact for leaseholders and manage enquiries with a high level of service
- Oversee reactive maintenance, site inspections, contractor coordination, and PO issuance
- Manage insurance-related matters, including claims and associated works
- Ensure portfolio compliance with inspections, certifications, and statutory reports
- Handle day-to-day property management administration
- Manage licence applications (alterations, sub-letting, lease variations) and liaise with solicitors
- Address lease breaches with legal involvement as needed
- Coordinate with external managing agents on arrears, maintenance, and major works
- Respond to queries from managing agents and leaseholders across the portfolio
- Handle sales enquiries, prepare LPE1 packs, and conduct property inspections as required
- Support building insurance arrangements and related processes
- Oversee contractors under term agreements (cleaning, landscaping, maintenance)
- Assist with major works delivery, including Section 20 consultations
- Support arrears management across in-house and externally managed properties
- Prepare reports on arrears, breaches, licences, and major works
- Collaborate with managing agents and landlords on budgets, demands, and expenditure approvals
Key requirements
- Minimum 5 years’ block (residential) property management experience
- TPI qualification
- Strong knowledge of leasehold management and relevant legislation
- Experience managing contractors, major works, and compliance requirements
- Confident handling leaseholder and stakeholder relationships
- Highly organised and proactive with ability to manage a busy workload
