Overview
In this role you lead a large commercial team on high-value rail and redevelopment projects, directing commercial strategy and performance. You’ll work with the Rail Commercial Director to manage contracts, cost control, and change, ensuring profitable delivery for a major civil engineering contractor. The project portfolio includes rail works and the redevelopment of 10,000 homes, offering significant scale and client exposure. You drive value management and robust commercial governance to support the business goals.

Responsibilities
- Lead a large commercial team of Quantity Surveyors across levels
- Report to the Rail Commercial Director
- Manage contractual notices and ensure timely recording of changes
- Negotiate terms and conditions with clients and employers
- Identify and address unacceptable bonds, warranties, and guarantees wording
- liaise with client representatives and third parties on commercial issues and variations
- Oversee cost management for the project including preliminaries, materials, and subcontract costs
- Track allowances, forecast costs to completion, and compare with budgeted values
- Establish and operate cost management systems and value management practices
- Prepare interim and final accounts and secure payment
- Oversee change management and impact assessment on project value
- Kick off start date promptly considering notice periods
Key requirements
- Five+ years as Commercial Manager or equivalent on major projects
- Previous main contractor experience on major rail projects
- Experience dealing with high-profile clients such as Network Rail and Transport for London
- Proficiency with multiple contract forms including NEC (various options), NR, ICC, Target Cost
- Degree qualified in Quantity Surveying
- RICS membership (Desirable)
