Overview
As a Land Buyer, you will lead the identification, viability assessment, and full acquisition lifecycle for residential and mixed-use land in Hertfordshire and the Northern Home Counties. You will work within a collaborative team to feed the development pipeline and address site constraints, planning data, and due diligence. Your analyses shape offers and development appraisals, driving strategic growth for a forward‑thinking property developer. This role offers visible impact across land acquisition, planning, and cross-functional delivery.
Responsibilities
- Source and secure profitable land opportunities to feed the development pipeline
- Lead market research and site analysis to assess commercial viability
- Prepare land offers, development appraisals, and internal approval presentations
- Coordinate due diligence for acquisitions
- Gather and interpret data on title, access, planning, and environmental factors
- Identify technical constraints and mitigation needs to unlock sites
- Monitor local market activity, competition, and land transactions
- Collaborate with Planning, Technical, Commercial, Sales and Development teams for project success
- Conduct site visits and nurture a professional network of agents, landowners, consultants and industry contacts
Key requirements
- Minimum four years in residential or mixed-use land buying/negotiating
- Highly numerate with proven data and financial analysis experience
- Solid grasp of UK planning legislation and policy
- Confident leading due diligence and identifying technical constraints
- Exceptional communication and negotiation skills
- Independent operator who thrives in a fast-paced environment while being a team player
- Exposure to strategic land or Green Belt sites is advantageous but not essential
