Overview

Senior Quantity Surveyor in a growing London-based residential property developer. You will lead subcontract procurement, commercial management, and risk mitigation across projects, ensuring delivery in line with contracts and value targets. You’ll work closely with project teams, consultants, and subcontractors to manage the full subcontract lifecycle from tender to final account. The role combines commercial leadership with a focus on quality, safety, and project performance. You will contribute to shaping high-quality, sustainable schemes across London.

Responsibilities

  • Prepare and issue tender packages to subcontractors
  • Lead commercial evaluations and benchmarking exercises
  • Review and assess subcontractor bids and recommend awards
  • Undertake commercial and contractual negotiations
  • Draft and manage subcontract agreements
  • Ensure back-to-back provisions and risk controls in subcontracts
  • Manage valuations, applications for payment, variations, and final accounts
  • Monitor project costs and maintain commercial reporting
  • Manage change control processes and document variations
  • Identify and mitigate commercial and contractual risks
  • Lead management of subcontract disputes, claims, and negotiations
  • Provide expert advice on JCT contracts and contractual matters
  • Monitor performance against programme, quality, and contractual requirements
  • Ensure subcontractors comply with CDM and health & safety requirements
  • Maintain detailed commercial records and contract documentation
  • Manage contract closeout, retention releases, defects periods, and final accounts

Key requirements

  • Degree, HNC, or HND in Quantity Surveying, Commercial Management, Construction Management, or related discipline
  • Minimum 5 years’ experience in UK construction
  • Strong experience in subcontract procurement and commercial management
  • Detailed knowledge of JCT contracts
  • Excellent commercial awareness and financial management skills
  • Strong negotiation and stakeholder management abilities
  • Experience managing valuations, variations, claims, and final accounts
  • Proficiency in Microsoft Office and commercial management systems
