In this role you lead a residential property portfolio within a proactive lettings-focused agency, driving service excellence and team performance. You will oversee day-to-day property management, compliance, and reporting, while nurturing landlord and tenant relationships. Responsibilities

  • Oversee day-to-day management of residential properties, including maintenance, inspections and compliance
  • Manage budgets, maintenance schedules and ensure high-quality completion of works
  • Review portfolio performance and identify opportunities for operational improvements
  • Build and maintain strong landlord and tenant relationships
  • Handle escalated issues and provide swift, professional resolutions
  • Prepare and monitor property budgets and provide regular portfolio reports and insights
  • Ensure properties meet Scottish legislation and safety standards
  • Manage complex cases including disputes, evictions, and deposit adjudications

Key requirements

  • Previous experience as Property Manager, Portfolio Manager, Estate Manager, Block Manager, Lettings Manager, Tenancy Manager or similar
  • Minimum 3 years in residential property management, with at least 2 years in a senior/supervisory role
  • Solid understanding of Scottish property legislation and compliance
  • Strong leadership abilities to motivate and support a team
  • Financial literacy with budgeting analysis
  • Experience with property management systems and related software
  • ARLA / Letwell qualification or working towards it
  • Experience managing HMO portfolios is highly desirable
