Overview

As Commercial Manager, you will lead the commercial function across a portfolio of significant residential developments, ensuring robust financial control and risk management. You will shape strategic commercial direction from pre-construction through final account, working with operational teams and senior leadership. You’ll drive profitability, procurement strategies, and subcontractor management while mentoring a high-performing commercial team. This role offers impact across Scotland’s Central Belt with a market-leading contractor known for quality, collaboration and long-term client relationships.

Responsibilities

  • Lead all commercial activities across multiple live projects
  • Manage project profitability and financial performance
  • Oversee procurement strategy and subcontractor management
  • Drive cost control, forecasting and reporting processes
  • Manage contractual and commercial risks
  • Negotiate and agree subcontract and client accounts
  • Provide commercial leadership to project delivery teams
  • Mentor and manage Quantity Surveyors and commercial staff
  • Support the wider business through accurate commercial reporting and decision-making

Key requirements

  • Extensive commercial leadership experience within the construction sector
  • Strong contractual knowledge and commercial acumen
  • Proven ability to manage multiple projects and stakeholders simultaneously
  • Excellent leadership and team management capabilities
  • Strong negotiation and communication skills
  • Proactive and strategic approach to commercial decision-making
  • Degree qualification in Quantity Surveying, Commercial Management or a related discipline (preferred)
