You will be employed as a Site Manager, responsible for the day-to-day management and successful delivery of council and housing association building, repairs, voids and maintenance projects. You will ensure works are completed safely, efficiently, on programme and to the required specification and quality standards. The role requires strong practical building knowledge and proven experience managing subcontractors and directly employed labour (DLO). Your duties include, but are not limited to:
- Manage and coordinate day-to-day site activities across repairs, voids and maintenance projects.
- Supervise and manage subcontractors and directly employed labour (DLO), ensuring suitable labour, materials and resources are available to meet the programme.
- Use practical building experience and technical knowledge to review works, identify issues and ensure correct construction methods and standards are followed.
- Carry out regular site inspections and monitor workmanship, productivity, progress and compliance with the specification.
- Plan and coordinate works with supervisors, operatives, subcontractors, residents, client representatives and other relevant parties.
- Ensure all works comply with Health and Safety legislation, RAMS, company procedures and client requirements.
- Deliver site inductions, toolbox talks and daily briefings and ensure subcontractors and DLO operatives work safely and follow site rules.
- Monitor programme performance, resolve site-based issues promptly and elevate risks, delays or resource concerns where necessary.
- Maintain accurate site records, including daily diaries, progress updates, photographs, inspections, compliance documents and completion information.
- Ensure materials are ordered, stored and used effectively, and that sites are kept secure, organised and presentable.
- Maintain high standards of customer service, communicate appropriately with residents and safeguard vulnerable residents.
- Manage defects, quality concerns and remedial works through to satisfactory completion.
- Attend site and client meetings as required and provide clear operational updates on progress, quality, safety and delivery.
- Organise sign offs of the properties with the client and ensure any snagging issues are completed within the agreed timeframe.
- Undertake any additional duties reasonably required to support the safe and effective delivery of works.
