Associate Director – Commercial Property Management

Croydon | South London

£60,000 – £70,000

Beach Baker is working with a leading UK property consultancy to recruit an Associate Director into its Commercial Property Management team in Croydon.

This is a senior, client-facing position managing a high-profile commercial asset alongside a multidisciplinary on-site team. The role would suit an experienced Property Management Surveyor looking to take ownership of a major instruction while continuing to develop client relationships and mentor junior team members.

The Role

Working closely with both the client and on-site operational teams, you will be responsible for all aspects of commercial property management, including:

  • Management of service charge budgets, reconciliations and occupier charging
  • Financial reporting, cashflow management and budget preparation
  • Client relationship management and regular reporting
  • Lease and licence administration
  • Rent recovery oversight and credit control
  • Tenant engagement and stakeholder management
  • Lease events, compliance and property management due diligence
  • ESG initiatives and sustainability projects
  • Oversight of supplier and facilities management performance
  • Property inspections and asset presentation
  • Insurance renewals, claims and risk management
  • Supporting acquisition, disposal and transition activity

This role requires a strong commercial mindset alongside the ability to build relationships with occupiers, clients, contractors and professional advisers.

About You

  • MRICS qualified
  • Significant commercial property management experience, ideally at Associate Director level or above
  • Strong understanding of service charges, landlord and tenant matters and asset management objectives
  • Experience managing client relationships and leading meetings
  • Strong financial and analytical skills
  • Confident working with complex commercial assets and multiple stakeholders
  • Previous retail experience would be beneficial but is not essential
  • Experience mentoring or managing junior surveyors desirable
