Site Operations Manager

Location: RM Condor, Arbroath

We’re looking for an experienced Establishment Manager to lead the delivery of facilities, maintenance and estate management services at RM Condor, ensuring operational excellence, compliance and outstanding customer service across the MOD estate.

Reporting to the Area Manager Scotland North, you’ll act as the primary point of contact for the Head of Establishment, Defence Infrastructure Organisation (DIO), supply chain partners and end users, driving performance, compliance and continuous improvement across the contract.

Role Responsibilities

  • Lead the safe, compliant and efficient delivery of maintenance, response works and estate management services in line with statutory, mandatory and contractual requirements.
  • Manage and motivate site teams and supply chain partners to achieve KPIs, service excellence and customer satisfaction targets.
  • Oversee asset compliance, risk management, health & safety procedures, asbestos and legionella management, and JSP375 requirements.
  • Manage billable works projects from development through to completion, ensuring quality, value for money and timely handover of documentation.
  • Build strong relationships with key stakeholders including the Head of Establishment, DIO representatives and operational end users, acting as the single point of contact for estate-related matters.

Required Qualifications

Applicants must meet the below defined requirements for the role:

  • HNC/HND qualification in a relevant discipline, or equivalent demonstrable experience within construction, property maintenance or estate management.
  • Proven experience managing operational teams within construction, facilities management, property maintenance or a related environment.
  • Full understanding of health & safety responsibilities and compliance requirements within a regulated operational environment.

  • Experience leading teams to achieve operational KPIs, performance targets and service delivery standards.
  • Strong planning, organisational and decision-making skills, with the ability to prioritise workloads and manage competing demands.
  • Excellent stakeholder management and communication skills, with the confidence to engage at all levels.
  • Commercial awareness with experience managing budgets, costs, contractors and supply chain performance.
  • A proactive approach to problem-solving, continuous improvement and identifying opportunities to support sustainability and carbon reduction initiatives.
  • Experience within a MOD or defence environment would be advantageous.
  • Knowledge of CDM Regulations, JSP375 and statutory compliance requirements is desirable.
  • IOSH, SMSTS or equivalent Health & Safety qualification would be advantageous.
